**About the Role**
**One of our clients, a reputed real estate developer in Pune, is looking for a CFO / Finance Controller to lead finance, MIS, cost control and statutory compliance**
. The role reports to the Managing Partner and Board of Directors, and is the single point of financial communication between project partners, JDA landowners and investors.
**Key Responsibilities**
- **Partner coordination:**
Run monthly partners' review meetings, maintain partner capital accounts, and report profit, area and revenue sharing as per the partnership deed or JDA.
- **Monthly MIS:**
Prepare project-wise and consolidated reports on sales, collections, cash flow, debt, cost-to-complete and P&L (Ind AS 115).
- **Budget vs actual:**
Track stage-wise costs, explain variances, verify contractor RA bills against BOQ, and reconcile steel, cement and RMC consumption.
- **Statutory compliance:**
Handle income tax, TDS (including 26QB), real estate GST and RCM, MahaRERA (70% designated account, Forms 1/2/3/5), stamp duty, PMRDA/PMC charges, BOCW cess, PF, ESI and audits.
- **Treasury and controls:**
Plan funds, liaise with banks and NBFCs for construction finance, set up internal controls, and lead the accounts team and external consultants.
**What We're Looking For**
- CA / CMA / MBA (Finance) / B.Com. with strong real estate experience.
- At least 7 years in real estate or construction finance, including projects of 5 lakh sq ft or more.
- Hands-on experience with MahaRERA, real estate GST and TDS on property transactions.
- Experience working with multiple partners, JDA landowners or JV investors.
- **Preferred:**
a prior CFO or Finance Head role with a Pune or Mumbai developer, experience raising construction finance, working knowledge of Highrise ERP, Tally Prime and advanced Excel, and fluency in English, Hindi and Marathi.
**Key Skills:**
Partner & Directors communication, analytical depth, integrity and confidentiality, practical site understanding (BOQs, RA bills, slab cycles), and team leadership.
